The Location:

Russian Chapel Hills (RCH) is well-located within the growing and vibrant Carolina Foothills region of the Blue Ridge Mountains of western North Carolina—anchored by the charming small towns of Tryon, Columbus, and Saluda in NC, and Landrum in SC.

The vineyard, winery and tasting room site is situated on a total of  46.81 level to rolling acres in two adjacent parcels (38.61 AC and 8.20 AC) directly off of Green Creek Drive, and accessed via an artfully executed gated entrance way.  The vineyards are at a very desirable average elevation of 975 feet.   There is a one-acre site (not included in the sale) which has been dedicated to “Saint Anna Chapel” an authentic Russian Orthodox chapel, which lends much beauty and solemn ambiance to the overall site and experience at Russian Chapel Hills.  Visitors to RCH are encouraged to make the short walk to the Chapel to spend some quiet, and reflective time there during their visit.

Overall, there are approximately 11 acres under vine, with these very desirable varietals: Chardonnay, Chambourcin, Cabernet Franc, Sauvignon Blanc, Cabernet Sauvignon, Merlot and Muscadine.

The Facilities and Amenities:

Production Winery Building:

The world-class production winery at RCH is within a custom-designed and built 3,500 square foot structure designed from the ground-up to accommodate everything needed for an efficient and productive winery structure.  The heavy steel span beams provide much desirable open space within the winery, and there is ample lighting, well-located floor drain arrangements, well insulated storage facilities, and more than adequate overall insulation for temperature control.  Also, 230V Single Phase Power has been provided for all the major winery production equipment.  (Please see the accompanying Winery Floor Plan for a more detailed view of the design)

Production Winery Equipment:

Again, the production equipment planning and provisioning was carried out in a world-class manner by the Vintner Vault of Paso Robles, California and provides for a production capability of up to 5,000 cases annually.

In the fall of 2012, the full installed cost of the complete winery production equipment package was $332,000 (not including building construction).

The Tasting Room Structure:

Upon passing through the main gate, the driveway leads to a circular drive in front of the tasting room building.   The spacious, well-appointed tasting room occupies the main level of a former residence which has been modified and very nicely renovated to accommodate tasting room operations.  Upon entering, there is an upscale tasting bar area to the right with seating and superior fitments for wine display and storage.  The main level then opens up to a larger seating and multi-use area with a rear wall of windows, which provides wonderful views of the vineyard acreage.  The large outdoor deck area can also be directly accessed from the multi-use area.  This main level also contains spacious and well-appointed restrooms.

Overall, the building comprises 2,442 sq. ft. of finished space on 3 levels—with the main level devoted to the tasting room.  The second level has 2 bedrooms and a full bath, but would need some modest renovation to be brought back to full functionality as living space.

The lower or basement level has a separate outside entrance as well as a half-bath, but would also require renovation work to convert it to living/apartment space.

The exterior grounds near the tasting room are landscaped and provide outdoor natural seating areas for visitors.  Also, there is a large outdoor concrete pad to accommodate an events tent set-up.
